Energy assessments on buildings are a key part of the UK’s drive towards reducing carbon emissions and tackling climate change. So if you’re having a new home or business property constructed, measuring energy performance – and meeting current standards – is a legal requirement before your project can be signed off.

Our accredited energy assessors provide cost-effective testing, design and advice to ensure that your scheme makes the grade. Firstly, we offer SAP (Standard Assessment Procedure) assessments. These work off architectural plans (which we can also provide) [LINK TO Building Regulations Drawings page?] to predict the building’s energy performance by considering factors such as construction materials, insulation levels, heating efficiency and fuel type. 

A SAP assessment is required at the design stage, to demonstrate to Building Control that the plans will meet the relevant Building Regulations standards before works begin. You’ll need a SAP to ‘pass’ the build when the project is completed too. We also carry out EPC (Energy Performance Certificate) assessments, based on the final SAP in the case of a new-build project – or as a standalone assessment for an existing property which you plan to sell.

  • For most new building projects, you need a SAP assessment by law. An EPC assessment is essential in most cases when a property is built, or if it’s being sold or let (whether it’s a new build or not). We can advise on what’s required in your particular case.

  • It depends on your situation. But as a guide, the timing of SAPs is guided by the schedule of your build project. The assessments themselves (Design Stage SAP, As Built stage SAP and EPC) each take around [hours/days/weeks].

  • It varies, depending on various factors (size and complexity of the building, whether SAP or EPC or both are required, and whether further work is needed to rectify failings, etc.) What we are sure of is that you can expect a fair, competitive price and a highly competent service when working with BWA.

  • A property must pass its energy assessment to be sold or rented out legally. If your building fails, our assessors will advise you on how to make the required changes.
